Fish Creek Water Co-op Ltd. is a co-operative in the pre-construction stage. No water system has been built. Read everything on this site with that in mind.

1. No guarantee of service

Nothing on this site, and nothing said by a director or volunteer of the co-op, is a promise that:

• the water system will be built;
• your property will be served, or served on any particular route;
• service will start on any particular date;
• a connection will cost any particular amount;
• any grant, loan or other funding will be approved.

The project depends on member uptake, county and provincial approvals, licensing of a water source, engineering feasibility and funding that is not yet in place. Any one of those can stop it or change it beyond recognition.

2. Membership is not a service contract

Membership makes you an owner of the co-op, with a vote. It does not entitle you to water, and it does not reserve capacity, a route or a price. See the Bylaws and Charter.

3. Project status, timelines and costs

The stages, dates and figures shown on this site are the board's best estimate at the time of writing. They are planning information, not commitments, and they change. Cost figures in particular are pre-design estimates: they carry a wide margin and they will move once an engineer has produced a design.

4. Routes, locations and any drawing we publish

Any map, route line or location the co-op publishes or describes is illustrative. It is not a survey, not a legal land description, and not a record of any registered easement or right of way. Do not rely on one for a purchase, a subdivision, a fence line, or any decision about your land. Order a Real Property Report or a surveyor's plan for that.

Nothing the co-op publishes shows the position of a buried utility, and nothing here is a locate. Call Alberta One-Call before you dig, every time.

5. Documents and minutes

Minutes published here are the record of a meeting as approved by the members or the board. Draft minutes are marked as drafts and may change. Engineering reports, county correspondence and consultants' documents are reproduced as they were received: they are the author's work and opinion, not the co-op's, and the co-op does not warrant their accuracy.

6. Financial information

Financial figures published between annual general meetings are unaudited management figures. Only the statements the members accept at an AGM are the co-op's approved financial statements. Budgets and forecasts are projections and will differ from what actually happens.

7. Water quality and health information

General information about water quality, treatment or testing on this site is just that: general. It is not advice about your well, your cistern or your health. For your own water supply, use an accredited laboratory and speak to Alberta Health Services.

8. Not professional advice

Nothing here is legal, engineering, financial, real estate or tax advice. The co-op's circumstances are not yours. Take your own advice before you act.

9. Third party content and links

Links to other organisations are for convenience. The co-op does not control those sites and is not responsible for what is on them.

10. Limitation of liability

To the fullest extent the law allows, Fish Creek Water Co-op Ltd. and its directors, officers, employees and volunteers accept no liability for any loss or damage arising from reliance on anything published on this site. Nothing here limits liability that cannot lawfully be limited.
